Rental Application Screening Criteria
Logic Property Management is committed to providing equal housing opportunities in compliance with all federal, state, and local fair housing laws. The following screening criteria are used to evaluate all rental applications consistently and fairly. Meeting these criteria does not guarantee approval, as final approval is subject to property-specific requirements and owner approval.

General Information
- All applicants age 18 or older must submit a completed application.
- Each application is screened individually and collectively (household-level requirements apply where noted).
- Incomplete applications or missing documentation may result in denial.
- Providing false or misleading information is grounds for denial.
Credit Requirements
Credit score
Minimum credit score: 600 for most properties.
Applicants with no established credit may be considered if there are no negative credit items (late payments, collections, charge-offs, or judgments).
Some properties may have higher or lower credit requirements based on owner preferences.
Credit history is reviewed for overall patterns, not just score.
Co-Signers
In some cases, a qualified in-state co-signer may be considered.
Co-signers must meet stricter credit and income requirements than applicants.
Acceptance of a co-signer is not guaranteed and is determined during application review.
Criminal Background Screening
- Applicants with felony convictions will not be approved.
- Misdemeanors are reviewed on a case-by-case basis considering:
- Nature of the offense
- Severity
- Time elapsed since the offense
- Criminal background decisions are made in accordance with applicable fair housing and state laws.
Income Requirements
Gross monthly household income must be at least 2.5 times the monthly rent.
Income must be verifiable through acceptable documentation (pay stubs, offer letters, tax returns, benefit statements, etc.).
Government assistance income may be included if verifiable.
Government Housing & Rental Assistance
We accept applicants utilizing government housing assistance programs, including housing vouchers.
Applicants must still meet all screening criteria, including income, credit, and background requirements.
Voucher amounts must align with rent and program guidelines.
Occupancy Standards
Occupancy limits are determined by property type, size, and local ordinances.
Certain cities and municipalities within Salt Lake City restrict occupancy to no more than three (3) unrelated individuals per dwelling.
Applicants are responsible for ensuring their household composition complies with local regulations.
Pet Policy
- Pet policies vary by property and owner.
- Some properties allow pets, while others do not.
- Breed, size, weight, and quantity restrictions may apply and can vary by property.
- Many condominiums and HOA-governed properties impose additional pet restrictions.
- Pet deposits, fees, and/or monthly pet rent may apply where permitted.
Restricted Breeds & Weights
- Breed and weight restrictions are determined by property owners, HOAs, insurance providers, and local regulations.
- Prospective tenants are encouraged to review the specific property listing for applicable pet restrictions prior to applying.
Emotional Support Animals (ESA) & Assistance Animals
- Logic Property Management complies with all applicable Fair Housing laws regarding assistance animals.
- Valid Emotional Support Animal (ESA) or assistance animal requests are evaluated during the application process.
- Proper documentation is required and must meet legal standards.
- Pet-related restrictions and fees do not apply to approved assistance animals.

Rental History
Prior rental history is reviewed, including:
Payment history
Lease compliance
Property condition at move-out
Evictions or landlord collections
Previous evictions or outstanding balances owed to prior landlords may result in denial.
Additional Screening Factors
Employment stability may be considered.
Excessive unpaid collections, judgments, or bankruptcies may impact approval.
Final approval is subject to owner approval and property-specific criteria.

Logic Property Management does not discriminate against any person based on race, color, religion, sex, national origin, familial status, disability, sexual orientation, gender identity, source of income, or any other protected class under federal, state, or local law.
